Pre-Purchase Inspection
This is a noninvasive visual examination of a residential dwelling. The inspection is intended to assist in evaluation of the overall condition of the home. Our inspection covers hundreds of components in the home and includes a computer generated report outlining safety and maintenance concerns as well as the current condition of the home.
Pre-Listing Inspection
This is a noninvasive visual examination of a residential dwelling. The inspection is intended to assist in evaluation of the overall condition of the home. Whether you are selling your home on your own or using a realtor, it is always a prudent idea to have a professional home inspection. A pre-listing inspection can identify issues before they become an item for negotiation with the buyers.
New Construction Phase/Draw Inspection
These inspections are completed for the home owners or construction lenders during the construction process. CIS inspects the home at various stages in the building process as part of the quality assurance checks or to allow for the next phase of funding. Timing and reports for these inspections are customized to fit the needs of the client.
New Home Warranty Inspection
Most home builders provide homeowners with a 12-month Builders Warranty. Ordering an inspection before the warranty expires gives the homeowner a professionally prepared report to go over with the builder addressing possible issues. If repairs are not needed, it provides peace of mind regarding the quality of the new home.
Multi-unit Complex Inspection
Investing in real estate can yield great profits when the right property is chosen. Many multiunit complexes have been rented for years and require extensive repairs. Buying the wrong property could be disastrous. An inspection from CIS will help you make an educated decision with a complete inspection of all the units and their shared roofing, structure, plumbing, and electrical systems. We will create a detailed report of the defects, enabling you to know what is required to create a safe and habitable living space for your tenants and avoid litigation and liability.
Environmental Hazards
- Our job as your professional home inspector is to alert you, to the extent possible, to unknown problems and potential environmental hazards in your current or potential house. - Asbestos: Asbestos material that crumbles easily if sawed, scraped, or sanded into a powder is more likely to create a health hazard because it can be inhaled into the lungs, increasing the risk of disease. See Asbestos Info.
- Lead: Lead is a highly toxic metal that was used for many years in products found in and around homes. In general, the older the home, the more likely it has lead-based paint. See Lead Info.
- Mold: There are many types of mold, and none of them will grow without water or moisture. Molds can produce allergens, irritants, and in some cases, potentially toxic substances. See Mold Info.
- Radon: Radon is a naturally occurring radioactive gas found in soils, rock, and water throughout the U.S. Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations. See Radon Info.
